Vancouver West and Vancouver East Bi-Weekly Real Estate Sales Update for Attached Residential August 16-31, 2017

VANCOUVER WEST and VANCOUVER EAST Bi-Weekly MARKET UPDATE - ATTACHED RESIDENTIAL - SOLD - August 016-31 2017


During the two-week sales period from August 16-31, 2017 there were 297 “attached” residential properties sold in Vancouver.  This includes bachelor suites, 1 bedroom, 2 bedrooms, 3 bedrooms and 4 bedrooms, condos, apartments, townhouse, and duplexes, within the Vancouver areas of Vancouver West and Vancouver East.


Sold listings had an average of 17.3 days on market (DOM).  


Here is the breakdown by Vancouver subareas of units sold and price ranges:


VANCOUVER WEST had a total of 230 condo sales.

SOLD price ranges for VW bachelor, 1, 2, 3 & 4 bedroom condos including apartments, townhouses, and duplexes:

12 of the VW sales were 0 bedroom/bachelor condos with a  SOLD prices range of $352K in Coal Harbor to $550K.

95 of the VW sales were 1 bedroom condos with a SOLD prices range of $240K in Marpole to $1.475M in Yaletown.

101 of the VW sales were 2 bedroom condos with a SOLD prices range of $488K in Fairview to $5.5M in Coal Harbour.

21 of the VW sales were 3 bedroom condos with a SOLD prices range of $869K in Yaletown to $2.950M for a Townhouse in Yaletown.

1 of the VW sales was a 4 bedroom condo with a SOLD price of $1.888M in Kerrisdale.

VW sub areas ranked according to number of total sales:

#1 Downtown VW saw 60 sales, comprised of 6 bachelor suites, 30 one bedroom condos and 22 two bedroom condos and 1 three bedroom condo.

#2 West End VW saw 32 sales, comprised of 2 bachelor suites, 18 one bedroom condos, 11 two bedroom condos and 1 three bedroom condo.

#3 Kitsilano VW saw 25 sales, comprised of 1 bachelor suite, 9 one bedroom condos, 12 two bedroom condos and 3three bedroom condos.

#3 Yaletown VW saw 25 sales, comprised of 1 bachelor suite, 12 one bedroom condos, 9 two bedroom condos and  4 three bedroom condos.

#4 Fairview VW saw 20 sales, comprised of 4 one bedroom condos, 15 two bedroom condos and 1 three bedroom condos.

#5 Coal Harbour VW saw 16 sales, comprised of 2 bachelor, 8 one bedroom condos, and 6 two bedroom condos.

#6 University VW saw 12 sales, comprised of 2 one bedroom condos, 6 two bedroom condos and 4 three bedroom condos .

#7 False Creek VW saw 10 sales, comprised of 4 one bedroom condos, and 6 two bedroom condos .

#8 Kerrisdale VW saw 7 sales, comprised of 5 two bedroom condos, 1 three bedroom condo, and 1 4 bedroom condo.

#9 Cambie VW saw 5 sales, comprised of 2 one bedroom condos, 2 two bedroom condos, and 1 three bedroom condo.

#10 Oakridge VW saw 4 sales, comprised of 2 two bedroom condos, and 2 three bedroom condos.

#11 SW Marine VW saw 2 sales, comprised of 2 one bedroom condos.

#12 Quilchena VW saw 1 sales, comprised of 1 two bedroom condo.

#12 Point Grey VW saw 1 sale, comprised of 1 two bedroom condo.

VANCOUVER EAST had a total of 67 condo sales

SOLD price ranges for VE bachelor, 1, 2, 3 & 4 bedroom condos including apartment, townhouses and duplexes:

2 of the VE sales were 0 bedroom/bachelor condos with a  SOLD prices range of $328K in South Vancouver to $550K in Mount Pleasant.

35 of the VE sales were 1 bedroom condos with a SOLD prices range of $240K Marpole to $836K in Mount Pleasant.

27 of the VE sales were 2 bedroom condos with a SOLD prices range of $331K in Renfrew to $1.560M in Mount Pleasant.

2 of the VE sales were 3 bedroom condos with a SOLD prices range of $492K in Champlain Heights to $1.56M in Mount Pleasant.

1of the VE sales was a 4 bedroom condo with a SOLD prices of $750K in Killarney.


VE sub areas ranked according to number of total sales:

#1 Mount Pleasant VE saw 18 sales, comprised of 1 bachelor suite, 14 one bedroom condos,2 two bedroom condos, 2 three bedroom condos and 1 four bedroom condo.

#2 Collingwood VE saw 8 sales, comprised of 1 bachelor, 3 one bedroom condos, 3 two bedroom condos and 1 three bedroom condo.

#3 Hastings VE saw 8 sales, comprised of 4 one bedroom condos and 4 two bedroom condos.

#4 Fraserview VE saw 6 sales, comprised of 3 one bedroom condos, and 3 two bedroom condos.

#5 Grandview VE saw 5 sales, comprised of 1 one bedroom condo, and 4 two bedroom condos.

#6 Downtown VE saw 4 sales, comprised of 3 one bedroom condos, and 2 two bedroom condo.

#6 Champlain Heights saw 4 sales, comprised of 3 two bedroom condo, and 1 three bedroom condo.

#7 Killarney VE saw 3 sales, comprised of 1 one bedroom condo, 1 two bedroom condo, and 1 four bedroom condo.

#8 Fraser VE saw 2 sales, comprised of 2 two bedroom condos.

#8 Victoria VE saw 2 sales, comprised of 1 one bedroom condo and 1two bedroom condo.

#9 Renfrew VE saw 2 sales, comprised of 2 two bedroom condos.

#10 Main VE saw 1 sale, comprised of 1 two bedroom condo.
